A not-for-profit Association,
founded in the Netherlands in October 1981, and also
registered in Portugal since August 1992.
We provide a forum for the
discussion of the common interests of the property Owners,
and we are recognised by the incumbent Management as
representing the Owners interests. This recognition was
formalised in a written Agreement signed in July 2010.
Specifically, we negotiate and
are a party to the annual "Management Contract", which
provides a source of income for those Owners who wish to
rent out their properties; and we have the right to
audit the bookings received. At the same time,
we also represent the interests of all other Owners,
including residents, and those who prefer to let out
their properties independently, or not to let.
Under Decree Law 39/2008 dated
7th March 2008, any property to be let requires individual
registration (alojamento local) with the local council
(i.e. in Lagoa). In this new context, the House Owners
Association has agreed with the incumbent Management of
Quinta do Paraiso that it would be impractical to establish
any 'constitutive title' for the resort. As a result, the
relationships between individual Owners/the House Owners
Association, and the incumbent Management of Quinta do
Paraiso, are now entirely commercial.
We hold our Annual Meeting, usually every March, at Quinta
do Paraiso. In 2009 and 2010 we also held Open meetings in
conjunction with our Annual meetings.
